DA calls on Tshwane property owners to check new property rates valuations

The Democratic Alliance (DA) in Tshwane calls on property owners to check whether the municipal valuation of their properties is accurate and fair, and if not, to object before 2 May 2025.

The City has just completed a revaluation of properties for the purpose of levying property rates, and the new rates will be billed from 1 July. Residents have until the 2nd of May to object in the prescribed form, to the valuation of their property. This objection must be considered before a final decision is made.

The municipal valuation roll, which is meant to contain the particulars of each rateable property, is available for inspection on the city’s website and at municipal offices. While the municipality has published notices in newspapers, the DA is concerned that the City has not yet issued any media statements on the property rates process.

We have also informed the city manager that property owners have not yet received notice of the revaluation of their properties by post or email, as is required by the Municipal Property Rates Act.

For residents who do not have access to internet, manual forms can be obtained at municipal offices, although for verification and record purposes we advise property owners to use email as far as possible.

What follows are some practical guidelines on lodging an objection:

  • If you recently purchased your property for a significantly lower price than the municipal valuation, submit a copy of the purchase agreement as evidence supporting your objection.
  • If the average sale price of properties in your area is significantly lower than your own valuation as evidenced by estate agent reports, submit a copy or extract such a report.
  • If you have done a private valuation of your property showing a disparity with the municipal valuation, submit a copy of the valuation report.
