DA calls on Ekurhuleni property owners to check new property rates valuations

The Democratic Alliance (DA) in Ekurhuleni calls on property owners to check whether the municipal valuation of their properties is accurate and fair, and if not, to object before 25 June 2025.

The City of Ekurhuleni (CoE) has just completed a revaluation of properties for the purpose of levying property rates which will come into effect on 1 July 2025.

While the municipality published the link to the website for property owners to look-up new property valuation, the DA is concerned that the City has not undertaken a comprehensive communication effort as yet. For example, not a single media statements have been issued on something that has consistently proven to be a point of contention. Nor has there been comprehensive communication on the property rates process or when residents will receive Section 49 notices by post or email or whether the notice was published in the Provincial Gazette.

The municipal valuation roll, which is meant to contain the particulars of each property, is available for inspection on the city’s website and at municipal Customer Care Centre offices.

If a resident’s property valuation increased by more than 10% as prescribed by the Property Rates Act 6 of 2004, as amended, objections can and should be lodged using the prescribed objection forms.

The DA has already received various complaints from residents who appealed the previous valuation roll – the outcomes of which have not been considered in the new roll, as well as unfinalized appeals.

Despite this, some of these properties have once again been increased beyond 10%.

This is why it is imperative that residents check the valuation roll.
